Does the modem have a built-in router? If so, then having another router behind it (double-NATting) can cause a whole set of problems. First, I'm not real fond of the BEFSR routers, had problems with them doing strange things after awhile.
Obtain IP address automatically means that a DHCP server will assign the IP to the device. Depending on which device you're talking about, this can change or can be the same IP every time. If it's a 192.168.x.x number, it's being assigned by your equipment. If it's something else, it's being assigned by your ISP.
Lease Obtained is when your device contacted the DHCP server and got its IP. As the name implies, this is just a temporary assignment, and the Lease Expires time shows when the device must give up its IP. Usually about 1/2 way between these two times, the device will attempt to renew its lease and the cycle continues. Leases can be just about any value, but leases of 60 minutes-1 week are common, depending on the network.
