1) Those which have their own phone line & call homeowners using the regular phone co lines. These are the most common. There are also some setups which pretty much require this type of setup, such as multiple buildings on one entryphone, an entryphone located by a gate (away from the main building), or an entryphone which services a large # of tenants/customers. These really are the best way for these systems to be installed.
2) Then you have the management/developer who is cheap. They don't want to spend the $25-$30/mo (or more) to maintain a phone line for the entryphone, so they'll install a system where all of the phone lines in the building run through the system. When the entryphone is used, it disconnects the land line, rings the phone, and pushes the intercom call through. These things cause all sorts of problems for the tenants with regards to voice quality, DSL, etc. BUT, management likes them because they're saving $30/mo (and paying ~$100 every few months to a phone repair guy to keep the thing going) These are found most often in smaller apartment/condo buildings, usually low or mid-rises. High-rises usually have too many tenants to make this feasible. These really aren't THAT common, but I have seen them in catalogs (never come across one in person).
My own condo uses the first type, so the entryphone could care less who it's dialing. Like others, I also had these calls sent to my cell phone (now Vonage line) and have experienced no problems.
